General Policy Statement
PWAN Real Estate is a property asset-based investment firm. We provide consulting, advisory, property sales, and other real estate services backed by years of expertise and experience. The fees and payments received for our services are non-refundable unless explicitly stated otherwise in the terms of a specific agreement.
We are committed to transparency and fairness. While we aim to avoid refund situations, this policy ensures that any legitimate claims are handled equitably and in accordance with established procedures.

Management Fee
- Non-Refundable Policy for Consulting/Advisory Services
Any consulting, advisory, or engagement fee paid to PWAN Real Estate is considered an advance payment for our services. These fees are earned for the time, expertise, and resources we invest.
If the scope of services is completed, the fee is deemed fully earned and non-refundable.
If the agreement is terminated prematurely for specific causes, such as failure to fulfill obligations, a fair calculation will be made. Refunds, if applicable, will be based on the portion of services not rendered.
- Termination of Agreement for Cause
In cases where termination occurs before services are fully delivered, we will calculate the unearned portion of the fee and settle this amicably with the client.
- No Refund for Completed Services
Once the consulting or advisory service scope is completed, no refunds will be issued.
—

Incomplete documentation, incorrect application details, or hidden information provided by the client.
Unforeseen circumstances such as force majeure, acts of God, or state of war.

Any success fee, referral fee, brokerage commission, or repatriation fee once earned is strictly non-refundable.
—
Application Fees, Government Fees, and Third-Party Expenses

- Independent Refund Policies
Any refund of third-party fees will be governed by the independent refund policies of the respective authorities or vendors. PWAN does not bear responsibility for these refunds.
—

- Non-Refundable Business Expenses
Business expenses related to property investments, marketing, recruitment, legal documentation, project development, and operational costs are considered business expenditures and are non-refundable.

What is the PWAN Real Estate Allocation Process?
PWAN Real Estate’s allocation process refers to the systematic granting of land or property ownership to individuals, organizations, and developers. Our approach prioritizes:
Speed: Instant allocations for qualifying properties.
Efficiency: Transparent processes that eliminate unnecessary delays.
Compliance: Full adherence to Nigeria’s real estate regulations and Anti-Money Laundering Act (link to page).
Customization: Tailored allocation solutions based on clients’ unique needs and preferences.
We understand the critical role property ownership plays in building wealth and stability. That’s why PWAN works tirelessly to simplify the property acquisition journey for our investors.

How PWAN Facilitates Fast and Reliable Land Allocation
- Instant Allocations
For properties that are fully developed and documented, we offer immediate allocation upon completion of payment and required documentation. This ensures that our clients can take immediate ownership and begin development without delays.
- Pre-Sale and Sold-Out Properties
For undeveloped estate lands, allocations are made once the estate is ready or sold out in bulk. We keep clients informed every step of the way, ensuring clarity on timelines and processes.
- Documentation-Driven Allocations
Certain allocations require completion of proper documentation, such as the processing of Certificates of Occupancy (CofO), Deeds of Survey, and Deeds of Assignment. While these steps are necessary for legal compliance, we’ve streamlined our processes to minimize delays.
- Tailored Allocations for Single Buyers
For single buyers purchasing individual plots or properties, we ensure a swift and personalized allocation process, offering a seamless transition from purchase to ownership.
—
Our Purpose: Creating Opportunities for Everyone
At PWAN Real Estate, our property allocation policy serves a variety of purposes, catering to the diverse needs of investors across Nigeria and beyond. These include:
Residential Allocations
We make it easy for families and individuals to build their dream homes by offering properties in secure and serene locations.
Commercial Allocations
For entrepreneurs and businesses, PWAN provides commercial land for office spaces, retail centers, and other business needs.
Industrial Allocations
We recognize the growing demand for industrial zones and offer properties perfect for factories, warehouses, and other large-scale developments.
Agricultural Allocations
PWAN supports Nigeria’s agricultural sector by offering arable lands for farming and agribusiness projects.
Mixed-Use Allocations
To meet the needs of diverse communities, we also allocate properties for mixed-use developments that combine residential, commercial, and industrial purposes.

How PWAN Real Estate Land Allocation Works in Nigeria
In Nigeria, all lands are held in trust by the state governor on behalf of the people. PWAN bridges the gap between clients and government-regulated properties by simplifying the acquisition process through:
Government Allocated Land (GAL)
PWAN acquires Government Allocated Land and offers it to clients. We also ensure the perfection of legal documents such as the CofO, Deed of Survey, and Deed of Assignment to give our investors peace of mind.
Direct Sales
Clients can purchase land directly from PWAN Properties (link to PWAN Properties page) with the assurance of receiving authentic and legally compliant properties.
Regulations That Guide PWAN’s Real Estate Allocation Process
PWAN Real Estate operates in full compliance with Nigeria’s regulatory framework. Some key regulations we implement include:
- Building Codes and Permits
Our properties meet all design, construction, and occupancy standards, ensuring safety and sustainability for our clients.
- Sustainable Practices
We prioritize eco-friendly practices in our estate development projects to protect the environment and support sustainable growth.
- Social Housing Programs
PWAN participates in initiatives to provide affordable housing for vulnerable groups, including low-income earners, the elderly, and persons with disabilities.
By adhering to these regulations, PWAN ensures that all investments in our properties are legally and ethically sound.
—
